Who provides CityPulse
CityPulse is operated by Fluxor LLC (“CityPulse,” “we,” “us”), 680 North Lake Shore Drive, Suite 110 - 2999, Chicago, IL 60611, United States. These Terms govern your use of the CityPulse website and the Predictive Deal Intelligence Memo.
Acceptance of these terms
By using CityPulse or purchasing a memo, you agree to these Terms, the Refund & Cancellation Policy, and the Privacy Policy. If you do not agree, do not use the service or purchase a memo.
What CityPulse is
CityPulse turns available NYC public records into acquisition-diligence intelligence for multifamily and mixed-use buyers: deal posture, supporting evidence, verification owners, and next actions. It helps you decide what to verify — it does not make the decision for you.
Business / professional use
You represent that you are at least 18 years old, are using CityPulse for professional real-estate diligence (not as a consumer), and are authorized to accept these Terms on behalf of any entity you represent.
Use limitations
You may use CityPulse to prioritize and scope your own diligence. You may not rely on it as a sole basis for any purchase, financing, valuation, insurance, tax, or legal decision. CityPulse is informational and decision-support only.
Acceptable use
You may not scrape, bulk-extract, resell, redistribute, or sublicense CityPulse outputs; reverse engineer the service; misrepresent the outputs as official records or professional advice; or use the service unlawfully. We may suspend or terminate access for violations or non-payment.
Memo ownership & your license
CityPulse retains all rights in the service, its methodology, and the memo format/compilation. On payment, you receive a non-exclusive, non-transferable license to use your memo for your own internal acquisition diligence. Underlying public records remain public; CityPulse is a compiler and is not affiliated with or endorsed by any government agency.
Evidence & source limitations
Outputs are coverage-limited and built from public records that may be incomplete, delayed, unavailable, or superseded. Owner/entity, ACRIS/title chain, liens, signer authority, current open/closed status, and physical condition may be incomplete or out of date.
No professional-advice reliance
CityPulse is not legal, title, engineering, tax, underwriting, valuation, insurance, or investment advice. Engage qualified professionals to verify any finding before you rely on it. You remain responsible for your own diligence and decisions.
Disclaimer of warranties
The service and every memo are provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, completeness, and non-infringement.
Limitation of liability
To the maximum extent permitted by law, CityPulse’s total liability arising out of or relating to the service or a memo will not exceed the fees you paid for the affected memo, and CityPulse will not be liable for any indirect, incidental, consequential, special, or lost-profit damages.
Payment & refunds
The Predictive Deal Intelligence Memo is sold for $149 per eligible property where public-record coverage supports it. Payments are processed by Stripe. See the Refund & Cancellation Policy.
Changes, governing law, severability
We may update these Terms; the “Last updated” date reflects the current version and continued use constitutes acceptance. These Terms are governed by the laws of the State of Illinois. If any provision is held unenforceable, the remaining provisions stay in effect.
